We had previously used Lee of Newbank Surveyors whilst he was employed with a national surveying company and Lee helped us diagnose an issue with our rental property in between tenants, his advice proved invaluable. This year we decided to sell the property and were pleased to hear that he had set up his own company Newbank Surveyors Limited. We engaged with Newbank Surveyors in Worcester to carry out a Level Three survey for us before we listed the house for sale. This was important to us as we wanted to identify any repairs which may have impacted the sale process both commercially and from a time efficiency perspective. The report was comprehensive and noted a number of issues pertaining to damp consistent with the age of the property including advice how to rectify the situation. This insight also provided us with findings which the buyers surveyor may have typically identified during their own independent report. The level of detail enabled us to rectify all of the identified areas and reassured us that the sale process should not experience any issues including potential delays. The buyers surveyors report identified no issues and the sales process was efficient and in part due to the Newbank Surveyors Report were able to increase the sale price above what the agent suggested. We would have no hesitation in recommending Lee and Newbank Surveyors based on the level of detail, care and assistance throughout the process.

A quieter kind of surveying practice.
In an industry that often measures success by volume, we measure it by the quality of our advice.
Newbank Surveyors was founded on three simple principles: independence, integrity and care. They influence every inspection we undertake, every report we write and every conversation we have.
We believe a survey should never be rushed or treated as a box-ticking exercise. It should provide clear, balanced advice that helps you understand not just the condition of a property, but what it means for you as its future home.
Two levels of survey. One standard of care.

Areas We Cover
Based in Worcester, we carry out residential surveys across Worcestershire and the surrounding counties, typically within around 30 miles of the city. From Victorian terraces in Worcester and Evesham to Regency houses in Cheltenham, Cotswold stone cottages in Broadway and Chipping Campden, timber-framed cottages in Herefordshire and converted barns in the surrounding villages, the properties we survey are wonderfully varied. Our work also takes us into South Birmingham and the wider West Midlands, where we encounter a very different mix of homes. Whatever the property, our approach remains the same: a careful inspection, considered reporting and independent advice.

Meet your surveyor, Lee Francis.
Property has been at the heart of my career for over twenty years. I began in estate agency before retraining as a residential surveyor, giving me experience of the property journey from both sides.
Over the past six years, I worked as a residential surveyor within a national practice, progressing to lead a team of surveyors. One of the parts of the role I valued most was mentoring newly qualified surveyors, helping them develop the confidence and technical skills to become better at what they do.
As my career progressed, I realised what I enjoyed most was the surveying itself, and the chance to work directly with clients. I wanted to build a practice where quality mattered more than volume, and where clients dealt directly with the person carrying out their survey.
That became Newbank Surveyors.
My approach is straightforward: inspect carefully, report clearly, and give honest, balanced advice. A good survey should do more than identify defects. It should help you understand the property and make an informed decision about what comes next.
That's the standard I want Newbank Surveyors to represent: experienced surveying, personal service, and advice you can trust.
The people (and paws) behind Newbank Surveyors.
An independent, personal practice where every client is looked after by people who know their name, and two rather serious four-legged colleagues who keep us honest.

Lee Francis
Over twenty years in property, and the surveyor you will meet on site.

Zoe Francis
While Lee is the one you'll usually meet at the property, you may also hear from Zoe, particularly when Lee needs an extra pair of hands or someone to keep things moving behind the scenes.
Zoe supports Newbank Surveyors across business development, networking and client enquiries, helping to keep the business organised and connected. She's often the person making introductions, building relationships and, when necessary, making sure Lee is where he's supposed to be.
With a natural ability to talk to pretty much anyone, Zoe particularly enjoys meeting people and spreading the word about Newbank. She believes good business is built on being approachable, doing what you say you'll do and treating people properly.
And yes, she and Lee are married, so her business development duties occasionally extend to reminding him that not every conversation needs to involve houses.

Ted
Ted takes security extremely seriously. His primary responsibility is protecting Newbank Headquarters from suspicious activity, particularly the daily arrival of the postman or Amazon delivery (of which there are far too many), who he remains convinced is plotting something. Between patrols he oversees quality control from the comfort of the sofa, and firmly believes every successful working day should include at least one countryside walk.

Bee
Bee has never met a stranger. She believes every visitor deserves a warm welcome and assumes everyone she meets is a potential new best friend. When she's not supervising the office, she's usually keeping a close eye on the television in case a squirrel, bird or any other animal unexpectedly appears. She's also responsible for ensuring morale remains high and that no tea break is ever taken alone.
Ted and Bee may not inspect houses, but they do an excellent job of keeping spirits high. Payment is accepted exclusively in biscuits.
